The first step in manufactured home planning is determining your budget and how you will finance your manufactured home. One option is to self-finance, if you have the cash available. Another option is to finance through a lender.
Self-Finance
As with any home building project, manufactured home buyers can choose to self-finance if they have the money readily available. Self-financing will likely save both time and money.
Loans
There are various lenders who specialize specifically in Manufactured Home Financing. These loans are personal property loans and usually require a minimum of 5 – 10% cash down or trade equity. Manufactured Home Community
When placing your home in a manufactured home community, you own your home, but you lease the lot where your home sits. There are many of these communities, also referred to as mobile or manufactured home communities or parks, from which to choose. These communities typically require an approval through an application process. Park approval would need to be met prior to the delivery of the home. If you are unsure if a community exists in the area you’d like to live, contact the closest Housing and Redevelopment Authority for that area.
Private Property
Whether you own your own land or are searching for land, it is important to check with the city or county planning and zoning department and landowner, if applicable, to determine if there are specific covenants, regulations, and/or set-backs. Many cities will not allow manufactured homes to be placed within in city limits without placement on a permanent foundation, such as a crawl space or basement. In addition to home prices, home buyers need to consider any on-site construction services and permit fees that are required when purchasing a manufactured home. These construction services are over and above the price of the manufactured home.
New Home Pricing
In order to get specific pricing we need to start with a floor plan and delivery location to get a base price. Next, the options and customization are added. Typically, a new manufactured home price includes delivery, frost piers, installation & anchoring, central air, a code step, standard skirting, and finish work (siding ends, carpet seaming, trimming). Used Home Pricing
Used home pricing is typically very simple and includes delivery, installation & anchoring, code step, skirting, and finish work (siding ends, carpet seaming, trimming). Central air and appliances may or may not be included. Every situation is different, therefore it is recommended to get in touch with us for current used home inventory and pricing.
Dependent upon manufactured home placement, additional construction services may be necessary and/or required. We are your ONE STOP BUILDER for people who want their manufactured home project to be as convenient as possible. We do this by offering a full line of construction services. We can help with part of the project or we can do it all . . . the choice is yours. Our construction contracts are very detailed and there are no hidden charges. All of our subcontractors are licensed and insured, giving you the most professional service available. Homebuyers have the option to contract the on-site work through Excelsior Homes or hire their own contractors to complete the work.
Manufactured Home Community
