As with every new home purchase, construction, and impending move, there are many moving parts. After you have determined if you want to purchase a modular or manufactured home, you are ready for the planning stages. Excelsior Homes has the experience you need for manufactured home planning. We offer new and used, single and double section homes. You have the option to purchase a home from our inventory or place a custom order. Financing, location, home design and on-site construction services are all things to consider when preparing for a manufactured home purchase. We have the experience you need to anticipate many variables along the way, and we are here to help make your manufactured home buying process as quick and convenient as possible.
The first step in manufactured home planning is determining your budget and how you will finance your manufactured home. One option is to self-finance, if you have the cash available. Another option is to finance through a lender.
As with any home building project, manufactured home buyers can choose to self-finance if they have the money readily available. Self-financing will likely save both time and money.
There are various lenders who specialize specifically in Manufactured Home Financing. These loans are personal property loans and usually require a minimum of 5 – 10% cash down or trade equity. Triad Financial Services, Inc., 21st Mortgage Corporation and US Bank are just a few of the lenders who specialize in manufactured home loans. Land/Home loans, also known as Chattel Loans, are also available. Contact us for more information.
Manufactured Home Community
When placing your home in a manufactured home community, you own your home, but you lease the lot where your home sits. There are many of these communities, also referred to as mobile or manufactured home communities or parks, from which to choose. These communities typically require an approval through an application process. Park approval would need to be met prior to the delivery of the home. If you are unsure if a community exists in the area you’d like to live, contact the closest Housing and Redevelopment Authority for that area.
Whether you own your own land or are searching for land, it is important to check with the city or county planning and zoning department and landowner, if applicable, to determine if there are specific covenants, regulations, and/or set-backs. Many cities will not allow manufactured homes to be placed within in city limits without placement on a permanent foundation, such as a crawl space or basement. Our team, at Excelsior Homes, is very familiar with this process and are here to assist in making sure you are allowed to build the home you want, where you want it placed.
Manufactured Home Style
With manufactured home planning, you will need to determine the style of home you wish to build. We offer single or double section manufactured homes. Also, we have new or used home options available. Whatever style you desire, we can offer you the variety you need in finding the perfect mobile home.
Manufactured Home Customization
If you choose to customize your manufactured home, Excelsior Homes offers plenty of options to fit into your budget and vision. If you can imagine it, we can help make it a reality with our custom plans and options. You can choose from standard floor plans or we invite you to bring in your own ideas, and we will see what we can do with them. There are many standard options to choose from and many upgrades. Pick your colors for the look and feel you want. Every situation is different, therefore once we narrow down your vision we can get the most accurate pricing for your manufactured home.
In addition to home prices, home buyers need to consider any on-site construction services and permit fees that are required when purchasing a manufactured home. These construction services are over and above the price of the manufactured home.
New Home Pricing
In order to get specific pricing we need to start with a floor plan and delivery location to get a base price. Next, the options and customization are added. Typically, a new manufactured home price includes delivery, frost piers, installation & anchoring, central air, a code step, standard skirting, and finish work (siding ends, carpet seaming, trimming). There can be variables that affect the price, therefore it is best to get in touch with us at Excelsior Homes to get you the most accurate pricing.
Used Home Pricing
Used home pricing is typically very simple and includes delivery, installation & anchoring, code step, skirting, and finish work (siding ends, carpet seaming, trimming). Central air and appliances may or may not be included. Every situation is different, therefore it is recommended to get in touch with us for current used home inventory and pricing.
Dependent upon manufactured home placement, additional construction services may be necessary and/or required. We are your ONE STOP BUILDER for people who want their manufactured home project to be as convenient as possible. We do this by offering a full line of construction services. We can help with part of the project or we can do it all . . . the choice is yours. Our construction contracts are very detailed and there are no hidden charges. All of our subcontractors are licensed and insured, giving you the most professional service available. Homebuyers have the option to contract the on-site work through Excelsior Homes or hire their own contractors to complete the work.
