Self-Finance
As with any home building project you can choose to self-finance, if you have cash readily available. Self-financing your modular home will likely save you time and money, and a construction loan would not be needed.
Loans
There are many different loan programs available such as conventional, FHA, VA or USDA. There is a period of while your home is being built, that payments will be due exchange for the work being done.
One option of funding such payments is through the use of a construction loan. A construction loan is a predetermined line of credit that is advanced at the times that progress payments come due and stays in place until completion of the home. Loan interest accrues only on the funds advanced, or drawn, from the construction loan. These loan advances would be used to compensate contractors as your home is being built. Once the home is completed, typically the loan liability from the construction loan will roll into a mortgage. The specifics of home construction loans can vary by lending institutions, so it is our recommendation you speak directly with the lending institution regarding the construction loan process.
Whether you already own the land or are searching for land, it is necessary to be certain it is a buildable site. It is important to check with city or county planning and zoning to determine if there are special covenants, regulations and/or set-backs for the property. Modular Home Style
With modular home planning you will need to determine the style of home you wish to build and if you want it placed on a crawl space or a basement foundation. We can build either one level or multi-level modular homes. Ramblers, also known as ranch style homes, are one level homes while multi-level homes consist of two-story, cape-cod and loft styles.
