Modular and manufactured homes have specific foundation requirements. There are some differences. When you decide to purchase one of these homes make sure you consider your foundation/basement needs.
Modular Home Foundation Requirements
Modular homes are built specifically to be placed on a basement or crawl space foundation, also known as perimeter permanent foundation. It can be a block or poured wall foundation. It cannot be placed on a slab foundation because the home needs to have a way to fasten to the foundation.

This foundation must meet or exceed all local and state building codes and it must be frost protected or built below the required frost line.
Manufactured Home Foundation Requirements
Manufactured homes
can be constructed to be placed on multiple foundation types and are required by building code to be frost protected. The most common type of foundation built for manufactured homes are frost piers/pillars, extending below the required frost line. Manufactured homes can also be designed to be placed on basements, crawl spaces, or slabs.

Slabs must be designed by an engineer to match specifications. Basements require special framing, and quite often if you are looking for a basement we recommend modular home options as a best fit. Each of these foundation types must also be frost protected and meet manufacturer’s requirements and building codes.
