Modular and Manufactured Home Pricing Information

How much does a modular or manufactured home cost? That is one of the most common questions we receive at Excelsior Homes and we’d like to share more information using our model homes as examples to answer your modular and manufactured home pricing questions.

Most of our homes can be built as either modular or manufactured homes. We deliver throughout Minnesota, North Dakota, South Dakota and beyond. Custom pricing for new home orders is available and will vary based on location, home type (modular or manufactured), and options selected.

Modular Homes Pricing Includes

What’s generally included in modular home pricing?

  • Delivery within 100 miles
  • Installation onto foundation
  • Main floor drywall, trim & carpet finish
  • Exterior roofing & siding finish
  • New home warranty

What’s not included?

  • Additional freight (over 100 miles)
  • Permits
  • Any on-site construction
  • Anything below the main level
  • Excavation/site-work
  • Crawl space/basement
  • Septic & well systems
  • Plumbing & heating systems
  • Electrical & trenching
  • Egress windows, posts, plates
  • Decks, porches, garages
  • Stairs, treated plates, steel posts
  • Landscaping, etc.

New Manufactured Homes Pricing Includes

What’s generally included in manufactured home pricing?

  • Delivery within 100 miles
  • Frost piers
  • Home installation
  • Drywall, trim, & carpet finish
  • Exterior roofing & siding finish
  • Air conditioner
  • Standard vinyl skirting
  • 1 code step
  • New home warranty

What’s not included?

  • Additional freight (over 100 miles)
  • Permits/inspection fees
  • Site work/excavation
  • Utility connections (gas, electric, septic, etc.)
  • System’s testing verification (all plumbing, heating, and electrical systems must be tested)
  • Air conditioner connection & charging
  • Decks, porches, garages
  • Landscaping, etc.

Pricing Examples:

Please note that most homes can be customized and pricing depends on features you choose. These prices are only starting point examples. Keep in mind that pricing does not include any onsite construction.

  • Basic Singlewide Manufactured Home – Starting at approximately $55,000; our singlewide model homes on display starts at $74,000 (Highland RVH1676-1)
  • Basic Double Section Manufactured Home – Starting at approximately $85,000; our doublewide model homes on display start at $112,500 (Schult Patriot Washington)
  • Basic Rambler Modular Home – Starting at approximately $100,000 for the home, installation and delivery within 100 miles; site work not included. Our modular model homes on display start at $121,000 (Highland Signature 543).
  • Multi-Level Modular Homes – These homes require custom pricing. Our sales team would need delivery location and clear budget/pre-approval to proceed. Generally a minimum of a $175,000, give or take, is required for a multi-level modular home only.

Pricing is one of the first questions many people have when they start looking at manufactured and modular homes. How much does this home cost? We answer this question often. The response isn’t always simple and there are reasons for that.

Each manufactured and modular home has options and there are decisions you need to make when selecting a home that impact pricing. One step in the right direction is understanding the difference between a  modular and manufactured home. Having a basic understanding of the type of home  you are looking at can help setup proper expectations for manufactured and modular home costs.

Modular Home Costs

We offer modular homes from Schult Homes, Stratford Homes and Dynamic Homes. Modular options are available as rambler, multi-level, cape cod, lofts and two story homes. Pricing ranges based on the style, options and customizations you make when selecting your home.

Manufactured Home Costs

We offer manufactured homes from Schult Homes. Manufactured homes can only be one level and are available in single, double or triple sections. There are less options to choose from compared to a Modular Home, but there are still styles, options and customizations available when selecting your manufactured home.

Additional Costs to Consider

There are also costs involved besides the physical structure of the home that we want potential homeowners to think about. One of the first items is land – do you already have land for your home? If not, where you find property and how much acreage your purchasing can Modular Home Costsimpact your budget dramatically. It is a neccessity to complete your home, but is not part of your home cost through Excelsior Homes.

Other things to consider may include whether you want a garage attached, landscaping, permits, and utilities. The pricing scenarios shared above are general examples of the costs that you might see and will give you an idea the price range that you can consider when looking at a modular or manufactured home.
